Units starting from: 100 CHF. The fund distributes the profits from the collected rental payments, minus management charges. This distribution, exempt from taxes including withholding tax (35%), is paid out every twelve months. The investor participates in the re-evaluation of the real estate. The fund is also open to foreign investors.
The Premium concept
Premium, in economics, indicates the difference between two values of the same unit. To be more specific, the premium corresponds to the difference expressed as a % between the Stock Exchange price and the inventory value of the shares.
Real estate funds, which are in a limited supply on the market, are usually sought after by investors. This leads to the condition of trading these funds on the stock market with a premium.
A premium of 20% means that an investor must pay 120 francs on the stock market to own a share in the real estate fund worth 100 CHF.
The average premium of Residentia on 31 December 2011 was 12-14%.
