Acquiring properties in Locarno and Biasca

We are pleased to inform you that Residentia has purchased two new residential properties.The first one, which is composed by 53 apartments, is located in Locarno in via Nessi; a quiet residential area just few minutes away from the city center. The property offers a yield of above 6.5% on the purchase price and an important margin in terms of property revaluation. The second one is a building of 53 apartments built in 1984 and located in Via Quinta in Biasca. The property carries an yield of above 6% on the purchase price. Acquiring property in Locarno

On May 22, 2012 we purchased a property in Locarno, the operation was planned during the capital increase phase. The building was build in the '70s and consists in 49 apartments and 31 parking and it is located in the residential area of Locarno a few minutes walk from the Old Town and the Piazza Grande. The building needs some maintenance work but is in good state of maintenance and offers a good return (6.6%). More news on the projects of the fund will follow shortly.

Acquiring property in Lugano

The Residentia team has the pleasure to announce the recent acquisition of a building of 34 apartments in Lugano in Via Bagutti 26 (RFD 648). The building, built in the 70s, is in a strategic location and is in good maintenance status. This purchase was planned during the capital increase and we are satisfied that the deal is now successfully concluded. We also signed the purchase contract for a building in Locarno, also scheduled during the capital increase.  More information will follow shortly.

Capital Increase

March 20 to 30 is expected the capital increase of 30 million CHF. For the month of April is expected to purchase two buildings for a total of about 20 millions: one in the center of Lugano, the other in a residential area in Locarno. Both have a good profitability. In these days we are trying to close the negotiations for the purchase of another property, already reserved with a gentlemen's agreement, for additional 8-10 million CHF.

Buying property in Giubiasco

Purchase of a building of 25 apartments, with good profitability and in good conditions, in Giubiasco. This purchase brings the fund to manage properties and lands for 54.3 million CHF leading the leverage of the fund to 35%.

Design of ground in Giubiasco

We held a competition between four architects for the realization of a building of 8-10 flats in the town of Giubiasco. The land is located in a residential area outside of Bellinzona and is well suited for an income investment.
